Old property enquiries are not dead, they were never answered. Here is a calm 90-day follow-up plan for UAE real-estate teams: what to send, when, and when to stop.

Short answer: reopen the conversation with one warm message, follow up on a spaced rhythm (day 0, 2, 7, 14, 30, 60 and 90), ask one small question at a time, pause the moment the person replies, and stop for good if they ask. Only contact people who agreed to hear from you.

Why old property leads go quiet

Most unanswered enquiries did not fail because the buyer lost interest. They failed because nobody replied in time. An enquiry from a Meta ad or a property portal arrives while the team is on a viewing, in a meeting or off shift. By the time someone looks, the person has moved on to the next agent who did answer.

That is good news for you: an enquiry that was never answered is a conversation that never started, and starting it late is still better than not starting it at all.

Before you send anything: permission

Follow up only with people who agreed to hear from you on that channel. That means a form they filled in, a message they sent you first, or a documented opt-in. If you cannot show where the permission came from, do not message the person. Messaging people who never agreed puts your account and your reputation at risk, and it is the quickest way to be blocked.

Keep a record of where each contact came from and when they agreed, and honour STOP immediately, on every channel. If you plan to message on WhatsApp, remember that outside the 24-hour window after the person last wrote, businesses can only use approved message templates.

The 90-day rhythm

The idea is simple: be useful, be brief, and never chase. Each message has one job.

  • Day 0, reopen. One warm line that reminds them why you are writing and asks one easy question: "A while back you asked about a 2-bedroom in Dubai. Are you still looking?"
  • Day 2, gentle nudge. Check the first message arrived and say you are happy to help whenever they are ready.
  • Day 7, something useful. Offer a short list of listings in the areas they asked about, and ask before sending it.
  • Day 14, ask, don't push. Ask whether their plan changed. A quick yes or no helps you send only what is relevant.
  • Day 30, fresh options. Mention a few options matching the earlier enquiry that can be viewed this week, and offer to hold a slot.
  • Day 60, soft check-in. Low pressure: say you are there if they would like to talk it through.
  • Day 90, close the loop. Tell them this is your last message for now and that a person on your team will pick up whenever they reply.

Two rules that matter more than the wording

Pause the moment they reply. A follow-up sequence that keeps firing after the person has answered feels like a machine. As soon as someone writes back, the sequence stops and a person (or a qualified assistant working for your team) takes over the conversation.

Stop when they ask. If they write STOP, or say they are not interested, the sequence ends and nothing more is sent. This protects the person and protects your sending reputation.

What to ask once they reply

Do not send a form. Ask one short question at a time, in the language they use (English, Arabic or Hinglish are all common in the UAE). Start with the need (what they are looking for), then timing, then budget range, then who decides. Pass the lead to an agent as soon as there is a specific need, a timeframe and an agreed next step, with a short summary so nobody has to ask the same questions again.

Who should send it

A small team can do this by hand with a spreadsheet and reminders, but it is easy to forget the day-14 and day-30 messages when new enquiries keep arriving. Whoever sends it, make sure every lead has an owner and a next action, and that someone checks the replies the same day.

Is it too late to follow up an enquiry from months ago? No. A late, polite message that asks whether they are still looking is far better than silence. Be honest that time has passed and make it easy to say no.

How many messages is too many? Keep to the spaced rhythm above and stop after the last message. The point of the gaps is that the person never feels chased.

Can I follow up on WhatsApp? Only if the person agreed to be contacted there. Outside the 24-hour window, business messages need approved templates, and STOP must be honoured immediately.
